Pabst brewery site lands another tenant
Yet another Milwaukee company is planning to move into the Boiler House building at 1243 N. 10th St in the former Pabst brewery complex in downtown Milwaukee.
Milwaukee-based AMB Development Group LLC plans to move its offices from 219 N. Milwaukee St. in Milwaukee's Historic Third Ward to the Boiler House building. AMB plans to lease 8,941 square feet of space in the building. The lease was brokered by Inland Companies Inc. brokers Scott Welsh, Mike Fardy and Lyle Landowski.
AMB Development Group provides health care real estate development services, including planning, development, design and operational services.
Joseph Zilber, founder of Milwaukee-based Zilber Ltd. who is redeveloping the 20-acre Pabst complex into a mixed use neighborhood, announced recently that he had closed on the sale of the former boiler house building at the brewery to Boiler House LLC, a joint venture of Milwaukee developers Charles Trainer and Max Dermond. Zilber is cleaning up and gutting several of the buildings in the Pabst complex and plans to sell them to other developers. Zilber also will likely redevelop some of the buildings in the complex himself.
The former boiler house is a three-story, 55,000-square-foot building located on the west side of North 10th Street.
Boiler House LLC plans to convert the building into office and retail space. Previously, Trainer and Dermond announced that Albion Group Architects plans to occupy 4,000 square feet of office space in the building. Albion plans to move there from 338 N. Milwaukee St. in downtown Milwaukee.
In addition, as reported by SBT Real Estate Weekly last week, Milwaukee-based Inland Companies plans to move its downtown Milwaukee office from 839 N. Jefferson St. to the Boiler House building, according to real estate industry sources.
Another Cousins restaurant planned for Water Street
A Cousins Subs franchisee plans to open another Cousins restaurant at 789 N. Water St. in downtown Milwaukee, just 2-1/2 blocks south of a Cousins location at 1020 N. Water St. in the 1000 North Water building.
The franchisee, Cheri Bourdo, said the density of office workers in downtown Milwaukee will provide enough business for two Cousins locations to succeed in such close proximity.
"It's hard for people to walk more than three blocks downtown for lunch," she said. "The rent is good. As long as your expenses are in order, there's money to be made down there."
Bourdo plans to open the restaurant in the 2,828-square-foot space at 789 N. Water St. in February. The space has been vacant since Randstad moved its office from there to 250 E. Wisconsin Ave.
Bourdo owns another Cousins restaurant downtown at 324 E. Wisconsin Ave. That restaurant gets so busy at lunchtime that many potential customers walk away deterred by long lines, she said.
"They think, 'I only have 30 minutes (for lunch), there's no way,'" Bourdo said.
Bourdo said she is also thinking about opening Cousins locations on the East Side and in the Historic Third Ward.
Menomonee Falls-based Cousins Submarines Inc. has about 160 locations in 10 states.
Modern condo development planned for street of historic homes
Milwaukee-based WiRED Ventures plans to build a four-story, six-unit condominium building at 1528-32 N. Jackson St., just north of downtown Milwaukee. Construction is expected to begin in March.
The building will have 3 one-bedroom units, 2 two-bedroom units and 1 three-bedroom plus loft unit.
The new building will replace a duplex that will be demolished and a vacant lot. The building's striking modern design will set it apart from the 100-plus-year-old homes on the street.
"As Milwaukee's condominium market is increasingly marked by large-scale developments converging with style and amenity, we believe there is a dynamic market for smaller scale, warm, modern design in classic downtown neighborhoods, such as the east side," WiRED Ventures said in its proposal to the city. "We believe this development will set the bar for boutique Milwaukee modernism. We selected this location chiefly for its tree-lined natural street beauty, neighborhood character and dynamic connectivity to East Pointe, the restaurants and entertainment on Water Street, the emerging Park East corridor and historic Brady Street."
WiRED is collaborating on the project with Studio Dwell Architects, a Chicago-based award-winning architectural firm, which designed the modern-looking building. WiRED Ventures, founded by former Mandel Group Inc. executive Blair Williams, is planning to do a series of developments in collaboration with Studio Dwell in Milwaukee.
"We're getting close with the sellers of a couple of sites (to do more projects with Studio Dwell)," Williams said. "We plan to do a variety of projects from single family homes to 16-unit types of deals."
The projects with Studio Dwell, like the Jackson Street project, will all feature high-quality building materials with modern architectural design, Williams said. The projects will be infill developments similar to others done by Studio Dwell in hot Chicago neighborhoods such as Lincoln Park, Wicker Park and Bucktown, he said. The sites for the projects will be traditional residential streets located within walking distance of urban amenities such as shops, restaurants and bars, Williams said.

How does the market look to you? "It is unbelievable how much work is going on currently in Milwaukee and southeastern Wisconsin. I noticed a slight decrease of new projects in the third quarter of 2007, but normal activity levels have returned during the fourth quarter."
What was the best deal you've ever been involved in? "I have been involved in so many projects, it is hard to pinpoint one. We generate over 200 estimates every year. The best thing about the construction industry is that there are so many great people to work with."
Real estate deal of the week
Santa Ana, Calif.-based Triple Net Properties LLC announced recently that it has acquired the Eastern Wisconsin Medical Portfolio on behalf of tenant-in-common investors. The Eastern Wisconsin Medical Portfolio consists of five single-story Class A medical office buildings and one two-story Class A medical office building totaling approximately 153,000 square feet. Built between 2000 and 2007, the buildings are located in six different cities throughout eastern Wisconsin and are subject to 15 year, triple-net leases for 100 percent of the space to Aurora Medical Group, Inc., a subsidiary of Milwaukee-based Aurora Health Care Inc. Triple Net Properties purchased the Eastern Wisconsin Medical Portfolio from Aurora Medical Group, Inc., which was represented by David Boerke and Jack Price of The Boerke Company, Inc. Financing was arranged by Joseph Byers of Commercial Realty Capital and provided by PNC Bank.

Milwaukee-based Inland Companies recently hired Sean K. Osborne as a senior vice president of the retail brokerage group. Prior to joining Inland, Osborne was a broker in the retail group for Brookfield-based NAI MLG Commercial.
Mid-America Real Estate recently promoted Adam Dreier to vice president of the tenant representation team in the Milwaukee office and Mike Fitzgerald to vice president of the property representation team in the Milwaukee office
Wauwatosa-based AG Architecture recently added two new employees to its engineering team and is expanding its office at 1414 Underwood Avenue by adding 1,000 square feet of space. The new engineers that the firm hired are Josh Wilson, a recent MSOE graduate with an architectural engineering degree and environmental specialty, and Aaron Weiland, a 2002 MSOE graduate who gained experience in structural engineering with another local firm focusing on multi-family, health care and custom home projects.
Dennis Herman recently joined the Realty Executives Northwest office at N89 W16416 Main St., Menomonee Falls. Herman has been in the real estate business for two years, most recently with First Weber. As an agent with Realty Executives, Herman will handle sales of residential and commercial real estate.
Madision-based J.H. Findorff & Son Inc. recently promoted Dan Katt to director of business development in the company's Milwaukee office.

The Brookfield office for Mortenson Construction, a division of Minneapolis-based M.A. Mortenson Company, recently promoted Kevin Kendellen to senior integrated construction coordinator; Jon Nehls to senior superintendent; and hired Eric Reimer as senior equipment facility manager; Matt Beyer as a field engineer; Chad Labucki as a MEP engineer; Rob Weise as a senior project manager; and Angela Brzowski and Dan Sisel as project development managers.

Real estate odds and ends
New Berlin-based CJ & Associates Inc. was selected as the interior furnishings supplier for the Harley-Davidson Museum, which is under construction in the Menomonee Valley. The museum is expected to open in the summer.
